Short answer: AI assistants like ChatGPT, Perplexity, Gemini and Google’s AI Overviews recommend rentals they can clearly understand and trust. Make your property facts explicit in plain text on your own website, keep them consistent everywhere they appear, answer guests’ questions directly, use schema markup, and don’t block AI crawlers. Nobody can guarantee a mention, but these steps make your site much easier to cite.
More travellers now ask an AI assistant for recommendations: “a pet-friendly cabin with a hot tub near the lake”, “a villa for ten with a pool, walking distance to the beach”. The assistant pulls together an answer from sources it can read and trust. Optimizing for this is often called generative engine optimization, or GEO. Here’s what it means in practice for a rental website.
How AI assistants pick what to mention
Different tools work differently, but they share some habits. They favour sources that:
- state facts clearly and specifically,
- agree with other sources about the same place,
- directly answer the kind of question being asked,
- are accessible to their crawlers and search partners.
1. Put the facts in plain text on your own site
Booking widgets load content from your PMS, and AI crawlers generally don’t read it. Write the essentials on the page: sleeps, bedrooms, bathrooms, pets, pool, parking, distance to key places, check-in times, accessibility. Lead with the most important facts in the first paragraph.
2. Answer questions the way guests ask them
Add a short FAQ to each property page in natural language: “Is the cabin dog-friendly?”, “How far is it to the beach on foot?”, “Is there a cot for a baby?”. Give a direct answer first, then the detail.
3. Make the property and place unmistakable
Use the property name together with its location in the main heading, page title and schema, e.g. “Seaview Villa, Unawatuna”. This helps assistants connect your page to searches about that place.
4. Keep details consistent everywhere
If your website says “sleeps 8”, Airbnb says “sleeps 10” and Google Business Profile has an old phone number, assistants can’t tell which is right, and may skip you. Align your website, listings and profiles.
5. Use structured data
Schema markup such as VacationRental, FAQPage and BreadcrumbList gives machines a clean, labelled version of your facts. Keep it matching the visible page.
6. Don’t accidentally block AI crawlers
Some security plugins and hosts block bots like GPTBot, PerplexityBot or ClaudeBot by default. Check your robots.txt and firewall settings, and make a deliberate choice. If you want to be recommended, let them in.
7. Publish helpful local content
Guides to your area (best beaches, family days out, where to eat) answer the broader questions travellers ask and give assistants more reasons to cite you. Link each guide to the properties it relates to.
8. Earn mentions elsewhere
Assistants also draw on what others say about you: local tourism sites, travel articles, review platforms. Real reviews and mentions from trusted sites strengthen your case.
How to measure it
- Once a month, ask a few assistants the questions your ideal guests would ask, and note whether you appear.
- In your analytics, watch for referral visits from chatgpt.com, perplexity.ai and similar sources.
- Track the searches you appear for in Google Search Console, since AI Overviews draw on search results.
Every website I build is structured with these principles in mind. See the approach for your PMS, or read the vacation rental SEO guide.
